This position is a key leader on the Account core team who is responsible for ensuring quality delivery of Facility Management Operations while supporting the Project Management, and Occupancy Planning functions in Southern CA and Utah.
This individual will ensure all contract deliverables are met or exceeded, including operational up time, cost savings initiatives, energy consumption reduction initiatives, and service improvements and introduction of best practices and innovations.
Main Roles and ResponsibilitiesCoordinate the operational aspects of the properties in a manner which protects, maintains and improves the value of the client's assets; Inspect properties as needed to determine condition and extent of service requiredSingle point-of-contact for all regional service deliveryPursues everything with enthusiasm / energy, drive and a need to finishPromote a consistent service delivery across the account by partnering with the other HRPM'sAccountable for regional portfolio financial performance and adherence to budgetsDevelop and manage annual operating and capital expense (APP) budgets; Provide variance analysis and explanations to client using JLL reporting tools.
Provides organizational guidance to the regional delivery teams within the Well Fargo portfolioAligns the regional goals and objective with the CPG strategic objectivesThoroughly and critically assesses direct reports through a top-grading process to ensure right person / right roleMotivational leadership to inspire teams to focus on service delivery excellence and innovationJLL regional relationship management leader with regional business unitsDevelop property specific multi-year capital improvement project plans; Manage the process and projects to complete projects approved by the clientManage third-party contractors/vendors engaged in operating and maintaining propertiesTeam with Strategic Sourcing Director to bid and contract for scheduled and operational maintenance and project servicesTransform existing operational practices to leverage JLL tools, processes, relationships, best practices to ensure service delivery is high efficient and effectivePrimary interface with client representatives.

Ensures delivery of committed services and overall satisfaction with JLL performanceDemonstrate leadership, responsiveness and creativity in finding solutions for service deliveryLeads the facility organization to perform in accordance with the Service Level Agreements, achieve the Key Performance Indicators and score 95% or better on client satisfaction surveysAdminister contract services including all major facilities operations such as management services, building maintenance operations, janitorial, grounds, security, moves, mail services food service, employee services and soft (office) services applicable at assigned sites.
Ensures reliability of building infrastructure supporting operations by completing preventive maintenance (100% on time) and reactive work orders (95% on time)Ensure properties in the regional portfolio pass the JLL management, operations and financial auditsMeet facility specific cost savings targets to contribute to the account achieving significant savings in year one and two of outsourced operationsWork with strategic sourcing professionals to identify cost savings opportunities and support their contracting effortsWork with finance and accounting professionals to produce on-time and accurate reports, including cost savings initiatives, variance analyses, etc.
QualificationsBachelor's degree or equivalentMinimum 10 years of industry experience either in the corporate environment, as a third party service provider, or consultantMaintain high client, customer, and user satisfaction with services provided, measured through quarterly KPIs and satisfaction surveysExperience working in union environments and with union work rulesWork experience in Facilities Management with business emphasisEnsure effective integration of PDS, OP, and IFM Operations across all sites to ensure seamless delivery to the client and drive a one-team mentalityDrive superior performance through excellent people managementInterface and develop relationships with peers in other regions and functions to ensure consistent delivery of global initiatives and practicesDeliver on regional/site/SBG operational budgets, including delivering contractual savings targets, measured by achieving annual budget targets, and monthly/quarterly budget adherence targets as prescribedEnsure understanding of contract requirements across the organizationEngage with individual sites to drive savings initiatives and keep savings tracker updated with all proper documentationDrive Energy savings and accurate energy data through PEERs, leveraging site teamsAchieve contractual requirements and account annual goals including but not limited to work order management metrics and all contractual KPI goalsStrong financial acumen with background in successfully managing P&L outcomesWorking knowledge of skilled trades and building-related systemsDemonstrated safety leadershipFamiliar with project delivery process and capital planning functionsAny and all other duties and tasks assigned.
Estimated compensation for this position is:
130,000.
